QPreço is the new property pricing tool from QuintoAndar, which combines technology with public and market historical data to produce comprehensive price analyses of properties, bringing more security to the decision-making process for those looking to rent or sell a property, or for those searching for a home to live in. The innovation centralizes detailed information about the real estate market, helping owners, buyers, and tenants to make more assertive and strategic decisions. Furthermore, by promoting the democratization of information, the service ensures access to public interest data, enabling more people to take advantage of opportunities in the sector consciously and safely.
With QPrice, the pricing process ceases to be a challenge. The tool uses real data, such as transactions, public records of IPTU and ITBI, as well as thousands of active ads on QuintoAndar Group platforms, to offer comprehensive and contextualized analyses. All of this to help property owners make more conscious and informed decisions about the price of their real estate. For tenants, this also means more security and transparency,” explains Larissa Fontaine. “Our priority is to ensure highly accurate evaluations to facilitate our clients’ journey,” the executive explains.
Pricing real estate properties is one of the main challenges in the Brazilian real estate market, primarily driven by the asymmetry and proliferation of available information. A survey conducted by QuintoAndar Group in partnership with Datafolha revealed that 2 out of 3 Brazilians have given up on closing a deal for fear of paying an unfair price, while 84% reported difficulties in accessing accurate information on the appropriate value of a property.
In addition, a proprietary study by QuintoAndar showed that 37% of properties advertised for rent and 54% of those available for sale are listed above the price, highlighting the urgency for solutions that bring more clarity and confidence to the sector.

It also shows the history of values negotiated for the property in previous contracts, margin of error for that region, insights on demand and appreciation, and comparison of the value with similar properties in the same region.
- Condominium Pages: With the specific characteristics of each condominium, such as description of common areas, updated photos, typology and square footage of the properties, as well as the average value of transactions already negotiated in the building.
- Price Area: A personalized space where owners can access updated information about their properties and monitor the market over time.
The first property search in the national market using generative AI for end consumers
The new QuintoAndar search experience features the power of Artificial Intelligence to offer a more precise, intuitive, and personalized experience. Customers can freely write or speak about the type of property they are looking for, including specific features beyond filters, such as ‘apartment with parquet floor and bright living room’ or ‘kitchen with open concept’. In addition to the ad information, the tool uses machine learning to identify in the property photos the features reported in the search. From this, it indicates how the ads match what the customer searched for based on tags, like ‘has everything you’re looking for’, ‘does not have covered parking’, for example. All this to generate more transparency and security in the search process.
