QPrice is QuintoAndar's new property pricing tool, which combines technology with public and historical market data to produce comprehensive property price analyses, providing greater confidence for those looking to rent or sell a property or for those seeking a home to live in. The news centralizes detailed information about the real estate market, helping owners, buyers, and tenants make more assertive and strategic decisions. Furthermore, by promoting the democratization of information, the service ensures access to data of public interest, encouraging more people to take advantage of opportunities in the sector in a conscious and safe manner.
"With QPreço, the pricing process ceases to be a challenge. The tool uses real data, such as completed transactions, public records of IPTU and ITBI, as well as thousands of active listings on the QuintoAndar Group platforms, to provide comprehensive and contextualized analyses. All of this to help owners make more informed and well-founded decisions about their property's price. For tenants, this also translates into more security and transparency," explains Larissa Fontaine. Property pricing is one of the main challenges of the Brazilian real estate market, primarily driven by information asymmetry and the dispersion of available data. A survey conducted by Grupo QuintoAndar in partnership with Datafolha revealed that 2 out of 3 Brazilians have already given up on closing a contract for fear of paying an unfair price, while 84% reported facing difficulties in accessing accurate information about the appropriate value of a property.
Furthermore, a proprietary study by QuintoAndar showed that 37% of properties listed for rent and 54% of those available for sale are listed above the price, highlighting the urgency of solutions that bring more clarity and confidence to the sector.

- Condominium Pages:With the specific characteristics of each condominium, such as a description of common areas, updated photos, type and size of properties, as well as the average value of transactions already negotiated in the building.
- Area QPrice:A personalized space where owners can access up-to-date information about their properties and monitor the market over time.
The first real estate search on the national market that uses generative AI for the end consumer
The new search experience of QuintoAndar features the power of Artificial Intelligence to offer a more accurate, intuitive, and personalized experience. Clients can freely write or speak about the type of property they are looking for, including specific features beyond the filters, such as "apartment with hardwood floors and a bright living room" or "open-concept kitchen." In addition to the information in the listing, the tool uses machine learning to identify the features specified in the search within the property photos. From this, it indicates how the ads match what the client searched for based on tags, such as "has everything you're looking for," "no vacancy covered," for example. All of this to generate more transparency and security in the search process.
