QuintoAndar gained notoriety for bringing for the first time solutions that changed the standard of operation of the market, such as rent without the figure of the guarantor, the entire search process until the signing of the contract made digitally, as well as guaranteed payment to the owner. Similarly, the two new products represent another advance in the real estate market, ensuring better user experience in their housing journey, through technological innovations.

The evolution of real estate pricing in Brazil

QPrice is the new property pricing tool of QuintoAndar, which combines technology with public and historical market data, to produce complete analysis of the price of real estate, bringing more security to the decision making of those who want to place a property to rent or sell or for those seeking a home to live. The novelty centralizes detailed information about the real estate market, helping owners, buyers and tenants to make more assertive and strategic decisions. In addition, by promoting the democratization of information, the service ensures access to data of public interest, leading more people to take advantage of the opportunities of the sector consciously and safely.

“With QPrice, the pricing process is no longer a challenge. The tool uses real data, such as transactions made, public records of IPTU and ITBI , as well as thousands of active ads on the platforms of Grupo QuintoAndar, to offer complete and contextualized analyzes. All this to help owners make more conscious and informed decisions about the price of their properties. For tenants, this also translates into more security and transparency”, explains Larissa Fontaine. “Our priority is to ensure highly accurate assessments to facilitate the journey of our clients”, says the executive. 

Real estate pricing is one of the main challenges of the Brazilian real estate market, driven essentially by asymmetry and the spraying of available information. A survey by Grupo QuintoAndar in partnership with Datafolha revealed that 2 out of 3 Brazilians have already given up on closing a contract for fear of paying an unfair price, while 84% said they faced difficulties in accessing accurate information about the adequate value of a property. 

In addition, a proprietary study by QuintoAndar showed that 37% of the properties advertised for rent and 54% of those available for sale are listed above price, highlighting the urgency of solutions that bring more clarity and confidence to the industry. 

The solutions linked to the new pricing intelligence of QuintoAndar are:

  • Calculator QPrice: With detailed estimates of sale and rental price, based on real data, cross-referenced with comparable real estate and market histories. 
  • QPrice Analysis: Complete inspections on each property published, including a thermometer that ranks the price of the property as below, within or above the region average according to the profile of each property. It also shows the history of values negotiated by the property in previous contracts, margin of error for that region, insights on demand and valuation and comparison of the value in relation to similar properties in the same region.
  • Condo Pages: With the specific characteristics of each condominium, such as description of common areas, updated photos, typology and footage of the properties, in addition to the average value of the transactions already negotiated in the building.
  • Area QPrice: A custom space where homeowners can access up-to-date information about their properties and monitor the market over time.

The first search for real estate in the national market that uses generative AI for the final consumer 

The new search experience of QuintoAndar has the power of Artificial Intelligence to offer a more accurate, intuitive and personalized experience. Customers can write or talk freely about the type of property they are looking for, including specific characteristics beyond the filters, such as “apartment with club floor and illuminated room” or “kitchen with open concept”.In addition to the information in the ad, the tool uses machine learning to identify in the photos of the properties the characteristics informed in the search. From this, it indicates how the ads match what the customer sought from tags, such as 't have everything you are looking for, 't has no search for vacancy and no more covered in the process.
