Port growth drives demand for logistics warehouses and appreciation could reach 40%

The ports of San Francisco do Sul and Itapoa, in Santa Catarina, undergo important expansions that promise to significantly increase operational capacity and thereby generate a greater demand for logistics warehouses in the state, which directly reflects the appreciation of these assets. With the approval of Ibama, an edict will be launched to deepen the access channel to Babitonga Bay, which will increase from 14 to 16 meters, which will allow the entry of ships up to 366 meters. The work is estimated at R$ 300 million. In addition, the Port of Itapoa, in its fourth phase of expansion of 3 million of equipment, it provides for the 30 million to expand the container to 10 million.

The proof that the growth of ports has a direct impact on the valuation of logistics warehouses can be seen in the case of Navegantes, whose valuation in the sector reached an impressive 300% in the last 10 years. With the advancement of Portonave, which handled 638,476 TEUs in the first half of this year and registered an increase of 40% in productivity in relation to the same period of 2023, the city has consolidated itself as one of the main logistics hubs of Santa Catarina. Already in the case of San Francisco and Itapo, specialist points to a potential appreciation of up to 401TP3

Currently, the Sort Investments, specialized in the sector, manages R$ 3.5 billion in assets of this segment and has 553 thousand m² for the construction of high-standard logistics sheds in Santa Catarina. The company has a vacancy rate of less than 5% and has profitability above 0.7% per month in the locations. The logistics sheds that have achieved this appreciation are of the Triple A type, with special infrastructure such as ceiling above 12 meters, floors that support more than 5 tons and advanced fire fighting systems.
